Bengaluru building bye-laws: RMP-2015 zoning & 2003 bye-laws guide
बेंगलुरु भवन उपनियम: RMP-2015 ज़ोनिंग और 2003 उपनियम
In Bengaluru, FAR, ground coverage and setbacks come from the Revised Master Plan 2015 zoning regulations, read with the Bangalore Mahanagara Palike Building Bye-laws 2003. The zone tables set controls by plot size and road width. Where the two documents differ, for stilts and high-rise height, PlotSight shows both and follows the safer reading.
The two documents
The RMP-2015 Volume III zoning regulations (G.O. dated 22 June 2007) set land-use zones and their controls. The 2003 building bye-laws (G.O. dated 21 February 2004, in force from 5 June 2004) set building definitions and requirements. Residential (Main) individual buildings follow Reg 4.1 Table 10 (p28); Residential (Mixed), commercial and other zones have their own tables.

Apartments in Residential (Main) zones need a minimum plot area under Table 10 note (c): 360 m² in Ring I or II and 750 m² in Ring III. You choose the ring category in the calculator.

Both road sides of a corner plot are fronts; with more than two roads, the two wider roads are (Reg 3.1(vii)–(ix), p20). A building is high-rise above ground + 4 floors under bye-law 2.46, or above 24 m under the RMP. The calculator applies both limits and counts a stilt as a floor toward ground + 4, as the safer reading.

The RMP (Reg 8.1(a)(iii), p50) allows a stilt of up to 2.4 m and counts it in height. Bye-law 16.0(h) (p35) says a stilt is not a separate floor and leaves it out of height up to 15 m. The calculator follows the RMP and shows the conflict. On FAR, Reg 3.4(i) counts staircases while 3.4(ii) exempts the main staircase room; the calculator deducts nothing.

Confirm the zone of your plot on the master plan map, the road width used for the table row, and any later amendment. Check that you are using the current copy from the civic body: the copies the calculator uses were checked by checksum, but the BBMP server could not be reached to confirm they match its hosted files byte for byte.
Common questions
What if my road is exactly 9 m or 12 m wide?
Some tables have rows for “less than” and “above” a width with no row for the exact figure. The calculator uses the lower row and flags it for review.
Are stairs deducted from FAR?
Not in the calculator. Reg 3.4 can be read two ways, so nothing is deducted, which keeps counted area on the safe side. Both readings are shown.
