How much can I build on my plot? A step-by-step plot study

मेरे प्लॉट पर कितना निर्माण हो सकता है? चरण-दर-चरण अध्ययन

Pick your state and approving authority, enter the plot width, depth and front road width, and read “What you can build”. PlotSight then shows the floor area, number of floors, FAR used, ground coverage and setbacks for that plot, in a 2D plan and 3D massing, with each number linked to its clause. It is a feasibility study, not a building approval.

1. Choose the rules that apply

Select the state, the approving authority and the building use. The calculator has separate rulebooks for Uttar Pradesh industrial authorities (2026 model regulations), Delhi (MPD-2021 with UBBL 2016), Mumbai (DCPR 2034), the rest of Maharashtra (UDCPR 2020) and Bengaluru (RMP-2015 with the 2003 bye-laws). Each state follows its own text; nothing is borrowed from another state. If you are not sure which authority approves your plot, check the plot documents first.

2. Enter the plot and the road

Type the plot width and depth in metres and the full width of the front road, including its verges. For a corner plot, an irregular boundary or a site-plan PDF, open “More settings & precise inputs”. The plan and 3D view update as you type.

3. Read “What you can build”

The answer card gives the floor area you can build and the number of floors. Above the drawings you see plot area, floor area, FAR used against FAR allowed, and ground covered. “Rules used”, next to the FAR button, takes you to the controls applied to your plot, each with its clause and page.

4. Shape the building

Change floors and height from the toolbar, or drag the building on the plan. The footprint width and depth sliders snap to the largest size that still meets every rule, so you can find the maximum built-up area without trial and error. Limits you cross are highlighted on the plan.

5. Check the setbacks on the plan

The shaded band inside the boundary is the setback zone. Each setback is drawn as a dimension line starting at the plot boundary, because setbacks are measured from the boundary, not from the building. Moving or resizing the building never moves the setback line.

6. Give the drawing more room and keep a copy

Fold sections you are not using by clicking their headings, or use “Hide inputs” to give the plan and 3D view the full width. Notes and the drawing legend sit below the study. Save the study in your browser, or export it to share with your architect.

Common questions

Is the result a building approval?

No. It is a feasibility study under stated assumptions. The approving authority decides, after checking your title, land use, layout plan, local orders and full drawings.

Which cities and states are covered?

Uttar Pradesh industrial development authorities (such as NOIDA, Greater Noida and YEIDA) under the 2026 model regulations, Delhi, Mumbai, the rest of Maharashtra under UDCPR 2020, and Bengaluru. The KDA, LDA and ADA guides help you find documents; those 2025 development-authority rules are not built into the calculator yet.

Do I need an account?

No. The study runs in your browser. Signing in with Google is needed only to export a study or send an estimate request.

Why is my floor area lower than the FAR allows?

Another rule is limiting the building first, often the setbacks, ground coverage or height. The plan highlights the binding limit. See the guide on maximum built-up area.
