UP building byelaws: choose the right PDF first

There is more than one UP building-rule framework. Start with the authority named in your plot documents, then match the document’s issuing department, applicability, amendments and local implementation. A newer date alone does not make a PDF applicable to every UP plot.
Two document families, two starting points
The 2025 model building and zoning byelaws are published for development authorities through the Housing & Urban Planning Department. LDA hosts the English and Hindi versions. The separate 2026 industrial-authority model regulations name NOIDA and other industrial development authorities in their applicability section. These titles describe different frameworks; they are not interchangeable calculator settings.

Read the allotment, lease or title documents to identify the competent authority. Record the approved land use, building category, layout and any earlier sanctioned plan. Ask for the authority’s implementation order and the amendments relevant to your application date. Keep the base PDF and the amending orders together, with the page and clause behind each calculation.

A road-width band, plotted-development band or group-housing row is only meaningful inside the correct framework and category. Confirm how area is counted, the boundary geometry and the permitted use before multiplying plot area by FAR. Then check whether setbacks, height, access and open-space requirements allow that floor area to fit.
What the current study tool covers
The numerical prototype is based on the supplied 2026 industrial-authority model document. The KDA, LDA and ADA guides are source-finding guides; they do not add those authorities’ 2025 rules to the calculation engine. Read the tool’s source register and unresolved interpretations before using a result.

Do not assume that. Identify the authority and applicable document family, then verify local implementation, amendments and site conditions.
