FAR, ground coverage & setbacks: a plot-feasibility guide
FAR, ग्राउंड कवरेज और सेटबैक को सरल भाषा में समझें
FAR measures counted floor area relative to plot area. Ground coverage measures the ground footprint relative to the plot. Setbacks reserve distances from boundaries. A proposal needs all applicable controls to work together; a FAR allowance by itself does not show that the building can fit.
FAR: start with counted floor area
For a hypothetical 1,000 m² plot and an assumed FAR of 2.0, the arithmetic allowance is 2,000 m² of FAR-counted floor area: 1,000 × 2.0. This is a teaching example, not a legal FAR value for any authority. Counted area can differ from gross modelled area when the applicable document expressly exempts a use or structure.
Coverage is a footprint, not all floors added together
A hypothetical 400 m² ground footprint on a 1,000 m² plot gives 40% coverage: 400 ÷ 1,000 × 100. Five identical counted floors would contain 2,000 m². That arithmetic says nothing about whether those floors satisfy setbacks, permitted height, parking or other rules.
Height and setbacks are linked
Where the applicable source links setback distances to height, adding a floor can change the permitted building envelope. Recalculate the envelope and measured footprint when height changes. A stepped upper floor is a geometry proposal, not automatic permission to apply a different setback rule to each tier.
A useful result shows allowance and achieved area
Show plot area, counted floor area, gross area, measured coverage and required/proposed setbacks together. Remaining FAR area is allowance minus counted area. An unspent allowance can be real even when no larger usable plate fits. Label a result as the best arrangement found under stated assumptions unless an actual maximum has been demonstrated.
Apply these ideas to an irregular plot
Two plots can have the same area and different buildable envelopes. Narrow necks, angled edges, multiple roads and access space matter. Import the real boundary and verify scale rather than entering an equivalent rectangle. Check the authority guide before choosing regulatory values.
Common questions
Is floor count simply FAR divided by coverage?
That gives an arithmetic comparison only when the definitions and equal floor plates match. It does not satisfy height, setbacks, access or planning requirements.
Is FAR-free parking also height-free?
Do not assume so. Check both definitions. In the supplied 2026 model, parking stilt is excluded from FAR but included in building height (§3.3.4.8, pp65–66).
