First, check which rules apply
Development authorities (LDA, KDA, ADA and others) and industrial development authorities (NOIDA, Greater Noida, YEIDA) follow different byelaws.
Which rules apply to my plot?Using the plot study
How much can I build on my plot? A step-by-step plot study
Check built-up area, floors, FAR, ground coverage and setbacks for your plot in a few minutes, with a live 2D plan, 3D massing and the clause behind every number.
Read guideMaximum built-up areaMaximum built-up area on a plot: when FAR, coverage or setbacks decide
Why FAR on paper is not always what you can build, how to find the rule that limits your plot, and how to reach the largest area that meets every rule.
Read guideSetbacks explainedHow setbacks are measured: from the plot boundary, not the building
Setbacks are measured from the plot boundary, not the building. How front, side and rear setbacks work, why they stay fixed, and how corner plots differ.

FAR, ground coverage & setbacks: a plot-feasibility guide
Understand FAR versus footprint, theoretical entitlement versus achievable area, and how road width, height and setbacks shape a building study.

Use a PDF site plan to select plot lines, confirm feet or metres, choose the road boundary and open a polygon in the live 2D and 3D feasibility study.

Prepare a group-housing feasibility study that links plot geometry, shared FAR, stilt parking, setbacks and building spacing to the applicable source.
Read guideWhat the calculator covers
The plot study has separate rulebooks for UP industrial development authorities (2026 model regulations), Delhi (MPD-2021 with UBBL 2016), Mumbai (DCPR 2034), the rest of Maharashtra (UDCPR 2020) and Bengaluru (RMP-2015 with the 2003 bye-laws). The KDA, LDA and ADA guides help you find their documents, but those 2025 rules are not built into the calculator yet. Every study still needs the authority and site facts checked.
