Maximum built-up area on a plot: when FAR, coverage or setbacks decide
प्लॉट पर अधिकतम बिल्ट-अप एरिया: FAR, कवरेज या सेटबैक में से कौन सीमा तय करता है
The maximum built-up area is the largest floor area that meets every applicable rule at once: FAR, ground coverage, setbacks, height and any other controls. FAR × plot area is only an upper bound. Whichever rule runs out first decides the real figure, and PlotSight shows which one it is.
FAR gives the ceiling, not the answer
FAR-counted floor area is plot area × permitted FAR, worked out by the method the applicable rulebook sets. In the UP 2026 model regulations, plotted FAR is telescopic: the official example gives a 280 m² plot 150 × 2.0 + 130 × 1.8 = 534 m² (§3.2.2, p43). That is the most the FAR allows; the building still has to fit.

Setbacks shrink the area you can build on. Ground coverage caps the footprint. Height limits and height-linked setbacks cap the number of floors. Road width can change both FAR and setbacks. The first of these to run out limits the floor area, even if FAR remains unused.
How the size sliders find the maximum
When you drag the footprint width or depth slider, PlotSight tests sizes in the background and finds the largest value that still passes every rule for your plot, floors and height. Near that value the slider snaps to it, turns green and says “Maximum area reached”. Dragging further breaks free, and the limits you cross are shown on the plan.
Reading “floor area left”
The line under the figures shows the FAR area still unused. If it is above zero and the sliders are already at their maximum, another rule is limiting the plot. Adding a floor, changing the building shape or using a different arrangement may use more of it; the plan and “Rules used” show which control is binding.
What the maximum does not include
Every occupied floor is counted in full; stair, lift and other exemptions are not deducted, which keeps the counted area on the safe side. Purchasable or premium FAR is shown separately where a rulebook offers it. A maximum found for a stated set of floors and heights does not prove that no other design could do better.
Common questions
Is built-up area the same as FAR area?
Not always. FAR-counted area follows the rulebook’s definitions and exemptions; built-up or gross area can include parts the rulebook excludes, such as a parking stilt. PlotSight shows both where they differ.
Why did the slider stop short of the plot edge?
Because a setback or another rule applies there. The setback is measured from the plot boundary, so the building cannot extend into that band.
Can I build more by buying extra FAR?
Only where the applicable rulebook offers purchasable or premium FAR, and only within setbacks, height and other limits. The calculator shows that option separately and does not assume you will buy it.
