UDCPR 2020 Maharashtra: FSI, margins & plot feasibility guide

महाराष्ट्र UDCPR 2020: FSI, मार्जिन और प्लॉट अध्ययन

Outside Greater Mumbai, many Maharashtra planning authorities follow the Unified Development Control and Promotion Regulations 2020. Residential FSI and marginal distances are in Regulation 6.2.1 and Table 6-D; special buildings such as hospitals, schools and assembly halls are in Table 6-E. PlotSight uses the copy updated to 30 January 2025.

Which copy the calculator reads

UDCPR 2020 was sanctioned on 2 December 2020 and came into force on 3 December 2020. The calculator uses the PMRDA-hosted copy updated to 30 January 2025, with earlier corrections. Check whether your planning authority is covered by UDCPR and whether a later notification changes the provision you rely on.

Residential, row housing and special buildings

Residential and mixed-use plots follow Reg 6.2.1 Table 6-D (p130). Row housing on roads of 12 m and below has its own rows (Table 6-D Sr.6–7, p131). Hospitals, schools, public buildings, cinemas, malls and similar uses follow Table 6-E (pp133–136), which sets margins by use and road width.

Corner plots and gaps between buildings

A corner plot takes setbacks as if it fronts each street (Reg 6.2.6, p137). The distance between two buildings is the side or rear margin of the taller building (Reg 6.2.4, p137). The calculator applies both exactly, with no extra minimum added.

Front margin on roads of 30 m and above

UDCPR sets 6.0 m in A, B and C class municipal corporations and 4.5 m elsewhere. The calculator uses 6.0 m for every corporation and CIDCO and asks you to confirm your authority’s class. Where Table 6-E gives no figure above 15 m, the calculator applies H/5 up to 12 m as the stricter reading and flags it.

Stilt and height

Reg 8.1.1(i) (p167) requires a stilt of at least 2.4 m below the beam (4.5 m for stack parking) and sets no maximum. Building height is measured from average ground level, or as the Authority decides, to the terrace of the last floor (definition on p26).

Common questions

Does UDCPR apply to Pune, Nagpur or Nashik?

UDCPR was framed as a unified regulation for most planning authorities in Maharashtra outside Greater Mumbai. Confirm your authority’s applicability and any special regulations before relying on it.

Are FSI and FAR the same?

They describe the same idea: counted floor area relative to plot area. Maharashtra uses FSI; read UDCPR’s own definition and exemptions.
