Mumbai DCPR 2034: FSI, open spaces & plot feasibility guide
मुंबई DCPR 2034: FSI, ओपन स्पेस और प्लॉट अध्ययन
In Greater Mumbai, FSI comes from DCPR 2034 Regulation 30, Table 12, by zone, by Island City or Suburbs and by road width, with basic, premium and TDR components. Open spaces around buildings depend on height and plot size under Regulation 41. DCPR has no general ground-coverage cap, so open spaces and height usually decide the footprint.
FSI by zone, area and road width
Reg 30 Table 12 (pp126–127) gives FSI for residential, commercial and industrial zones, separately for the Island City and for the Suburbs and extended suburbs, by road width. It splits FSI into basic, premium and TDR parts. Some special areas have a fixed FSI, for example 0.75 for the BARC-earmarked area in M Ward and 0.5 for Akse, Marve and CRZ-affected Erangal (Table 12 II, p127).
Municipal Corporation of Greater Mumbai · Base document ↗Open spaces, not coverage
DCPR 2034 has no general ground-coverage cap. The footprint is limited by the open spaces required around the building. The calculator treats every face as a light and ventilation face under Reg 41(2) and adds both buildings’ open spaces between two buildings (Reg 41(1)(a), p288). A plot is treated as fronting on every road (Reg 2, p52).
Municipal Corporation of Greater Mumbai · Base document ↗Redevelopment schemes are not calculated
FSI under Regulations 33(7), 33(9), 33(10) and 33(12)(B) depends on rehabilitation entitlements, incentive ratios and scheme approvals, not on a plot table. The calculator does not substitute Table 12 figures for these schemes; they need a scheme-specific calculation.
Municipal Corporation of Greater Mumbai · Base document ↗Stilt and height
No stilt height limit was found in DCPR 2034. Reg 37(30) (p278) limits parking floors above the stilt to 2.4 m below the beam; the calculator names that clause but does not apply it to the stilt. Height is measured from the average ground level around the building to the topmost terrace (Reg 2(73), p52).
Municipal Corporation of Greater Mumbai · Base document ↗What to confirm before relying on a Mumbai study
Confirm the zone and the road width in the development plan, any CRZ, heritage, airport-height or other overlay, and later modifications to DCPR 2034. Small plots of 21–250 m² have their own open-space table (Reg 41(3)); the calculator uses the general values.
Common questions
Is premium FSI or TDR included automatically?
The calculator shows the basic, premium and TDR parts of Table 12 separately. Buying premium FSI or loading TDR is a choice and a cost; it is not assumed.
Does UDCPR apply in Mumbai?
No. Greater Mumbai has its own DCPR 2034. UDCPR 2020 covers much of the rest of Maharashtra, subject to its stated applicability.
