Some provisions and conflicts remain unresolved. Read the source-linked controls and review flags; a model that fits those controls is still not a NOIDA approval.
Why a bigger FAR number may not produce more usable building
Road-width bands and conditional purchase provisions belong to a specific category and framework. Even with additional entitlement, height-dependent setbacks can shrink the footprint, and access or usable floor planning can limit capacity. Study the remaining allowance and achievable geometry separately.
Common questions
Are the 2025 UP and 2026 NOIDA-related model PDFs the same?
No. Their issuing framework and stated applicability differ. Use the one applicable to the authority and site, with local implementation checked.
Does unrestricted FAR mean unrestricted construction?
No. Any relevant setbacks, access, height clearances, layout and other statutory requirements still have to be satisfied. The model does not prove a global maximum.
